San Jose Real Estate Guide: Neighborhoods, Schools, Commute & Home Prices

The short version: San Jose is the Bay Area’s largest city and the seat of Santa Clara County, and its most important feature for buyers and sellers is variation — prices, home types, schools, and commute differ dramatically from one district to the next. The city-wide “median” tells you very little; the specific neighborhood tells you almost everything. Here’s how to think about it objectively.

Neighborhoods and housing

San Jose spans dozens of distinct areas, from historic central neighborhoods like Willow Glen and Naglee Park, with their older bungalow and Craftsman-style housing stock, to large master-planned communities like Evergreen and Almaden Valley in the hills, and newer high-density condo and apartment development downtown and near transit hubs. Because the range is so wide, always look at the specific district, not the city average. One heavily-searched area has its own guide: North San Jose/Berryessa.

As of July 2026, Intero’s live market report puts San Jose’s citywide median list price at $1,599,999, with a market action index around 53 and inventory of roughly 583 homes, which has been increasing recently — a reflection of how much supply this large a city can carry at once. See the live, continuously-updated San Jose market report for current figures, and remember that any citywide number will mask large differences between districts.

Schools

San Jose is served by multiple school districts (not one) — which district and boundary applies depends on the exact address. Because a single city can contain several districts, confirming the assignment for a specific home matters even more here. Check current state and GreatSchools data for objective ratings; see “School Boundaries Explained” for how assignments work.

Commute and transit

San Jose is a job center in its own right and a major transit hub: US-101, I-280, I-880, and CA-87 run through it, and it’s served by VTA light rail, Caltrain, BART (Berryessa/North San Jose), and Norman Y. Mineta San Jose International Airport, one of the more centrally located airports in the Bay Area. Downtown San Jose has also seen significant office and transit-oriented development in recent years, including near the planned Diridon Station area.

Amenities

As the largest city in the region, San Jose offers extensive shopping, dining, professional sports venues (including the SAP Center, home of the San Jose Sharks), and large parks — from the Rose Garden and Kelley Park in the flatlands to Alum Rock Park and the Almaden Quicksilver hills — with the specific mix depending heavily on the district.

Buying or selling in San Jose

Because value varies so much by area, understanding What Affects Your Home Value matters here more than anywhere. Review property taxes in “Property Tax by Bay Area County”. For the full area overview, start at Where to Live in Silicon Valley.
