Comparing Bay Area Cities: Objective Data on Schools, Parks & Home Sizes

There’s no single “best” Bay Area city — the right fit depends entirely on your own priorities, budget, and commute. This guide lays out the objective, public data across the six cities Laxmi serves — schools, parks, home sizes, and commute — so you can weigh the facts yourself. It intentionally does not rank cities by who lives there or suggest who a place is “for”; that call is yours to make.

Schools: check current data yourself

Each city is served by one or more public school districts, with assignment tied to attendance boundaries that can shift over time. Rather than characterize any individual school, the more reliable approach is to look up current state test scores and ratings for the specific boundary you’re considering, and confirm the exact school assignment for an address directly with the district before you rely on it. Ratings and profiles by city: Fremont, Milpitas, San Jose, Santa Clara, Union City, and Newark on GreatSchools. District details for each city are also in the individual guides: Fremont, Milpitas, San Jose, Santa Clara, Union City, and Newark.

Parks and recreation

All six cities offer public parks and trails; the amount and type vary. Fremont has large regional parks and open space; the smaller cities offer neighborhood parks and bayfront trails. Official city sources report 54 park and recreation facilities in Fremont, more than 30 parks in Milpitas, more than 200 park locations in San José, 53 parks and facilities in Santa Clara, 30 parks totaling about 136 acres in Union City, and 13 parks totaling 131 acres in Newark.

Home types and sizes

Housing mix ranges from established single-family neighborhoods to newer townhomes and condos. If space is what you’re comparing on, look at typical lot and home sizes by area — these differ significantly across and within cities. Rather than cite a single citywide average, the most reliable approach is checking current listings — the market reports linked below for each city show actual square footage and lot sizes for homes on the market right now. What actually drives value across these markets is covered in What Affects Your Home’s Value.

Commute

Each city’s freeway and transit access differs, and the most convenient option depends entirely on your destination. Each city guide above breaks down its commute options in detail.
